The subject is in the City of Austin and in Travis County. It is located about 10 miles southwest of the Austin Central Business District, and it is considered a suburban location within the Austin MSA. This neighborhood includes the area known locally as the Y at Oak Hill, which is the convergence of Highway 71 and Highway 290 just west of William Cannon Drive.
Land uses within the immediate area of subject neighborhood are primarily residential in nature. The neighborhood is situated on the outskirts of the Austin MSA, and as a result there are moderate amounts of vacant land tracts. A significant number of single-family properties are situated within the neighborhood within subdivisions such as Spanish Oaks and Barton Creek to the north, Granada Oaks and Cedar Ridge Estates to the south, and Covered Bridge and Lantana to the east.
A majority of single family homes in a 3-mile radius of the subject can be described as tract and semi-custom homes in the $200,000 to $400,000 range. A majority of the homes in the area have been constructed since 2000. These newer homes are generally priced in the $300,000 to $500,000 range, while larger estate style properties in Spanish Oaks and Barton Creek trade in the $1,000,000s to $4,000,000s.
In recent years, several Class A suburban office developments have been completed along Southwest Parkway. These office projects include Travis Oaks, Parkway at Oak Hill, William Cannon West, and Rialto I and II. In 2007, AMD completed an 860,000-square-foot campus on 58 acres at Southwest Parkway and William Cannon Drive and consolidated its 2,000 central Texas office workers there.
Austin’s premier shopping mall, Barton Creek Square Mall, is located at the intersection of the MoPac Expressway and Highway 360. The Austin Community College Pinnacle Campus is located on Highway 290 just south of the subject, and Seton Southwest Hospital is located on Highway 290 just south of the subject. Little industrial development is found in the neighborhood.

Site Layout & Elevations
The units of Bee Caves Vistas are situated across the 20.28 acres of the site following the natural topography, providing the future residents stunning views of the Oak Hill area.
The topography of the area is dominated by a series of small ridges along the southeastern border of the property. Ascending the ridge to the crest of the hill along the eastern side of the property, LDP has planned an access road with an entrance on Old Bee Caves Rd. Adjacent on either side of this road, the pad sites take advantage of the natural ridge-line and offer great views of the small valley created by Williamson Creek that extends across the State Hwy 71 corridor.
